Bloomington, Indiana
This apartment building is an unusual application of a pre-engineered metal building. It features a ground floor office and parking plus two floors of one-bedroom apartment units above. A clear span rigid frame supports an egress court, roof-top observation deck and modular green roof system. Completed in 2014, Scholars Rooftop was awarded “Best Miscellaneous Structure of 2014” by Varco Pruden.
Building Features
This mixed use building features 13 luxury apartments, street level retail space, a parking garage and a scenic rooftop deck with over 1,100 sq. ft. of raised bed planters. Rough sawn cedar accents and stonework were also incorporate to give the façade a more comfortable, homey feel. Both mezzanine floors include approximately 8’ wide continuous porches with stair towers at each end. One stair tower is a free standing, four-story unit, to allow access to the roof top deck and garden. Varco Pruden was able to accommodate 28 rooftop raised beds and planters, which allowed the owners to more fully develop their site. The sustainable, energy efficient package more than complied with local green incentives regarding structure design, material procurement and construction waste.
